Do you want your residents to be satisfied? Is there anything you can do to increase their satisfaction levels? Yes, help them move in with ease into the unit. This will present you as a great PM company and might lure them into providing you with timely rents and staying longer.
Moving is hard; there is so much to do. Packing, planning, coordinating, the list goes on and on. Since there are so many things to take care of, all moves may not be smooth. As a property manager, can you help your tenants with this? Yes, we talked to some industry professionals and here is what they advised.
Prepare the lease and get the keys ready
How many days ahead did you know that a tenant was going to occupy one of your units? Several days, or several weeks is normally the case. Despite this, over 6% people have to wait for their keys and the lease to be prepared. You can easily prevent this from happening. Get their lease and key ready a day before and when they come meet you the next day, you can welcome them in their new home.
Clean the unit
A study claims that 10% of new residents have to move into unclean homes. For the tenants, this is another task on their already long to-do list. Cleaning can be time consuming and when you have to do it on the day you move, it causes fatigue as well. Plus, it has to be done before everything else. What happens as a result? They detest you and consider you to be an irresponsible property manager.
So before any tenants move into your units, get the unit cleaned properly. And by the way, you should do this a day before since doing it earlier than this, will just cause dust to accumulate.
Make sure everything is in order
Assume for a moment that you are the one making a move, and not your tenant. The day you arrive at your new residence, you will want everything to be in order, right? The lights should be working; there must be no leaking faucets; and the HVAC unit should be functioning. Same goes for your tenants.
Very few property mangers take care of this, and over 20% tenants find something out of order when they move in. Hopefully, you are not among these.
