You want more renters, right? And more filled units. Who does not? So how do you get them? You must have heard the general advice: decrease rents, keep the property well-maintained, offer incentives and other common things. A recent survey steps away from all these generalities and claims that property managers should ensure that their empty units smell fresh and good, and there should be no bad odors hanging in the air. Sounds simple, right? That it is, but what is more valuable is the fact that it will attract renters. After all, bad smells repel everyone.


A researcher told the press that our smell sense is over ten thousand times more sensitive than other senses. You can smell something immediately, but the rest of your senses are not realized until they travel through the neurons and reach the brain where they are deciphered. Studies claim that even after a year has passed, people remember smell with nearly 65% accuracy, where as the accuracy of remembering visions is reduced by 50%, and this too in just a three month time period.

The survey also highlighted some smells, which repel renters. Let’s take a look at these.

Pet Urine

Pets are among the most lovable creatures on earth, which is why you allow your renters to keep them. However, when they vacate the units and move out, the pet smell lingers behind, and that your new tenant will not like at all.  At times, the urine smell can be just too unbearable and if you really want to fill your vacancies, you will have to get rid of the odor. No amount of air fresheners will help your purpose; you will actually have to take help from the pros and have the carpets cleaned or replaced. 

Cigarette Smoke

The smell of cigarettes is another offensive odor which can spread throughout the home. Cleaning will help you in removing it, but if the smell is too much, you will have to opt for a professional deodorization service. 

So basically your unit should smell good and look attractive, and these are the simplest things you can do to attract renters. Indeed, this is an added expense, but when those rents start flowing in, you will reap the rewards!
