Are you a landlord? There are so many people who want to be one, but not everyone can be or more appropriately, not everyone can be a successful landlord. What can you do to make sure you are not among these? Hire a property manager for all your rental units, and they will take care of tenant’s screening, eviction and everything in between.
We talked to some landlords and here are the reasons they shared with us for hiring a property manager.
Screening the tenants
We have already mentioned this, but let us take a detailed look. Before you rent out any of your properties, a proper tenant screening process is mandatory if you want to ascertain that you are leasing to a good one. Naturally you will not want criminals or people who are in the habit of defaulting on their payments living on your property. Screening will help you eliminate all of these people.
You will probably not have enough time to go through the credit report or look up the criminal history, but a property manager will.
Showing the home
Your time is so important, is it not? Rather than waiting for potential tenants who arrive late to see your property, you would be so much better off doing something else. If you have a property manager, they will take care of showing your property and your time will be saved.
And that is not all they will do. A property manager also preps your property, cleans it well and makes all the repairs, making it appear more attractive to potential tenants.
Complying to the laws
As a landlord, you will have to abide by a number of rules and regulations. While you might not be aware of these, a property manager will not only keep themselves up to date with the latest changes, but also ensure that you are following all of them.
Collecting the rents
Rent collection is a strenuous task and requires so much time and effort. A property manager will have a proper system for this and track all payments and manage transactions.
Maintaining the property
Regular property maintenance is a must if you want to retain tenants and keep them happy. A property manager will fix all damages and handle all complaints from your tenants.
